IRS Jovem in 2026: the younger-worker relief property buyers should understand

IRS Jovem is Portugal's relief for younger workers. From the 2025 tax year, it was expanded to taxpayers up to age 35 and no longer depends on completing a particular study cycle. For a resident buyer with employment or self-employment income, it can improve monthly cash flow — but it is not a replacement for NHR or a discount on property taxes.

Interaction with NHR and IFICI

IRS Jovem is not the successor to NHR. NHR is generally closed to new applicants, while IFICI is a narrower regime for qualifying scientific, research and innovation activities. Special-regime exclusions can affect eligibility for IRS Jovem, so do not assume that two incentives stack.

Practical checklist

  1. Confirm your age and Portuguese tax-residency timeline.
  2. Ask your employer or accountant how eligible years and the cap apply to you.
  3. Separate salary relief from the tax treatment of rent and a future sale.
  4. Model the purchase with ordinary IMT, stamp duty and IMI until eligibility is confirmed.

Bottom line: IRS Jovem can be a useful part of a young resident's cash-flow model, but it should sit beside — not replace — a full property-tax and financing calculation.
