Portugal property tax in 2026: the calendar foreign owners need
Buying the property is only the first tax event. In 2026, owners need to keep track of municipal IMI, possible AIMI, income tax on rent and separate compliance for Alojamento Local. The correct answer depends on the property's municipality, its VPT, the owner's tax residence and how the property is used.
IMI: the annual municipal property tax
IMI is calculated on the property's valor patrimonial tributário (VPT), not simply on what you paid. For urban property, municipal rates generally sit between 0.3% and 0.45%, but the rate is set by the municipality. Check the year's payment notice and the câmara's published rate rather than using a national average.
AIMI: an additional tax for higher-value holdings
AIMI applies to the combined taxable value of qualifying Portuguese property holdings above the applicable individual allowance. Individuals generally start from a 0.7% rate after the allowance, with different bands and rules for higher holdings and companies. Married couples and jointly assessed owners should ask for a calculation based on their ownership structure.
Renting the property
Ordinary residential rental income is generally taxed at 25%, with potential reductions for longer qualifying leases subject to statutory conditions. Short-term accommodation is not automatically treated as ordinary residential rent: AL registration, activity classification, VAT and local reporting can change the analysis.
Keep the uses separate: a property cannot be modelled accurately as a long-term rental and an AL at the same time. The lease, registration, services provided and municipal rules all affect the tax treatment.
A simple owner checklist
- Save the IMI notice and confirm the municipality's current rate.
- Check whether the combined VPT of your holdings creates an AIMI filing or payment.
- Keep rental contracts, expenses and occupancy records for the annual IRS return.
- For AL, verify RNAL status, SIBA reporting, VAT and the municipality's current regulation.
- Review your tax-residence and double-tax-agreement position before declaring foreign income.
Why the purchase price is not enough
Two homes bought for the same amount can have different annual tax bills because their VPTs, municipalities and uses differ. Ask for the latest caderneta predial, IMI notice and any AL or condominium documentation during due diligence.
Bottom line: the safe 2026 budget is not “purchase price plus one tax”. Build a calendar for IMI, AIMI, income tax and any AL obligations, then have a Portuguese tax professional confirm the figures.
